Q: Can You Sell Your Home During the Winter?

Here are a few of my tips on selling your home in the winter.

Sarah Castine, one of my Realtors, made a beautiful layout on her Facebook page that depicts nine tips you can use to protect your home during the winter, and here’s a quick rundown:

1. Protect the pipes
2. Invest in a home generator
3. Install a carbon monoxide detector
4. Clean the gutters and storm drains
5. Seal air leaks
6. Prepare an emergency kit
7. Inform your insurance company of any damages
8. Trim tree branches near your home

Now that you have some key tips for protecting your home, it’s time to address a common question we receive this time of year: Is the winter a good time to sell your home?

It absolutely is! I’ve personally sold a lot of homes during the winter; the season actually tends to beautify properties, with the nice, clean blankets of snow and the bluebird skies that we get here in New England.

Wintertime shouldn’t be a deterrent for home sellers.

Despite the pandemic, there are still a ton of buyers in the market. As of December 1, we only had five homes available for purchase! So many buyers have been trying to get into this area that there simply isn’t enough inventory for them. Due to that, I believe that home values will remain steady throughout the winter.

If you do plan to sell, make sure you plow your driveway and shovel any walkways as necessary to make it safer for yourselves and your buyers. If you’re out of town, be sure to ask your Realtor or someone in your real estate company to take care of that for you. As Realtors, we’ll also ask anyone who is visiting your home to remove their shoes; tracking in salt from the streets can ruin the flooring in your house.

Additionally, turn your heat up. It doesn’t need to be hot in your home—just a nice, comfortable temperature. If you have a gas fireplace, it might be a good idea to turn that on during open houses. Since people like to feel warm and cozy during the holidays, we can serve them hot chocolate and cookies—it’s totally up to you.

All in all, wintertime shouldn’t be a deterrent for home sellers. The best time to sell is when you’re ready to sell.
